Why listing reels work for conversion: They create a clear reason for someone to DM you... "Is this house still available?" or "What's the price?" making it one of the few styles of content that directly opens a conversation with a lead.

This reel is part of a series spotlighting affordable homes in Hannah's local market – which addresses a very common pain point for buyers right now. 10/10!

What works: Instead of focusing solely on the features of the home, the agent paints a picture of the lifestyle the new owner will enjoy there. The hook also contradicts everything viewers *think* they know about land in Texas. "You can live on land AND still be close to a grocery store...really?!" This listing reel proves it's possible and the impressive engagement speaks for itself.

What works: Right off the bat, this listing's unique features creates a visual hook that captures attention immediately. The video starts with the home's most unique feature, and continues with short, tight shots of additional standout elements. What works: This reel shows us you don't need the most expensive listing to create a reel that will get in front of people. 🤳 How to Film a Listing Reel

Hopefully we have you convinced of the power of Listing Reels. Now, let's get into how to film them like a pro.

Step 1: Record your videos
Film a mix of wide angle clips and tight detail shots throughout the interior and exterior of the home. Focus on standout features and recording slow, steady clips (seriously, move slower than you think!) to create an elevated, cinematic effect. Step 2: Create the reel

Compile your clips in the reels platform. Choose the most eye-catching clip for the first video of the reel, like a clip of the home's most standout feature. Keep each clip short (1-2 seconds) to keep the video engaging.

Step 3: Add a scroll-stopping hook
A strong hook paired with a great video is a recipe for grabbing the viewer's attention. When deciding on your hook, think about painting a picture of how life would feel in that home, lifestyle perks, unique features, or proximity to known local destinations.

Some examples:

  • A house that's cozy and affordable

  • When clients say "I want to be close to the action but still tucked away"

Step 4: Add a caption

Your caption should briefly highlight the features and benefits of the listing. Avoid sharing every detail of the listing here–we want the viewer to have a reason to reach out to you for more information.

Add a call to action that drives the viewer to take the next step (I.E. "Comment [keyword related to the listing] and I'll send you a link to this listing and more like it")

Remember to include keywords in your caption, like the city where you serve, real estate, realtor, etc. This will help Instagram categorize your reel correctly and push it out to people who will find it most relevant.

🎬 How To Improve Your Video Quality

Camera Settings

  • Wipe your lens for clear, crisp video.

  • Set the resolution of your phone's camera to 4K and a 60 fps frame rate for smooth cinematic shots.

    • For iPhone: Open the Camera app, on the bottom of the screen, toggle to video, use quick toggles at the top of the screen to change the video resolution and frame rates. Choose 4K resolution and 60 fps frame rate.

    • For Android: Open the Camera app and navigate to video. Then, look for the resolution settings, which may be in the settings menu or directly in the video recording window. Choose 4K resolution and 60 fps frame rate.

  • Turn off HDR video this will help with consistent lighting across all of your shots

    • For iPhone: To turn off HDR recording, go to Settings > Camera > Record Video, then turn off HDR Video.

    • For Android: Open the Camera app and navigate to the settings, which may be located under "Advanced settings" or "More settings". Look for an HDR toggle, HDR10+ option, or switch the video format to "Most Compatible" if HDR is enabled in "High Efficiency" mode.

Filming Tips

  • Move extremely slowly—slower than you think! No shaky, fast movements.

  • Don’t pan left to rightshift your body side to side or back and forth for a smooth, cinematic feel.

  • Feature shots— record tighter shots or vignettes of areas throughout the home over wide angles.

  • Record short clips (5-7 sec in total)—And when you're creating your reel, reduce the clip length down to 1-2 seconds each to keep the viewer engaged.

  • Check your background—keep it clean and clutter-free.

  • Take photos too— you can use them in your static Instagram feed posts.
