We have 3 options to use for our monthly email newsletter templates, all of which are updated on a monthly basis to keep things fresh and relevant to the season. The content in all of these options is the same.

Option 1: Generic Monthly Email Newsletter:

This template is called “Generic” because it is designed to be used in any email marketing provider: Mailchimp, kit, hubspot, activecampaign, or even your CRM.

Best for print or email (however we recommend option 2 for best results).

Think of it as a little insider’s guide that positions you as the local expert, the go-to friend for what’s happening in your city. This isn’t just about real estate; it’s about giving your subscribers something they actually want to open and read.

2. A Touch of Personality with the “Photo Dump”
Let’s be real—people connect with people, not just market data. That’s why every newsletter kicks off with a mini “photo dump” of life lately, both in real estate and beyond. It’s like inviting your readers to grab a coffee and catch up, giving them a peek into your world and keeping things human. This little touch builds trust, shows authenticity, and makes your email feel like a conversation rather than a pitch.

Option 1: Using any email marketing provider

Mailchimp, kit, hubspot, activecampaign, or even your CRM.

How to Customize the Generic Email Newsletter Template

1) Find the "Generic" version of the monthly email newsletter in your Dashboard. The full instructions with AI prompts is included in the link to this content.

2) Customize and download the header graphics in Canva. (linked in the content)

3) Upload the graphics into your email composer.

4) Add your copy under each of the headers. Copy and paste from the layout below. Use the ChatGPT Prompts under each of the headers below to quickly customize the copy under each header.

5) Add in your “photo dump” photos from your camera roll.

6) Send out your email newsletter!

Subject tip: Include a teaser of something juicy included in the subject line to increase open rates. For example... "👀 New Italian spot in Downtown St. Pete?!"

7) Now, when you go to create this next month - you only need to replace the copy, the header image, and the photo dump photos – the layout and headers can stay the same. Just duplicate your first email and update it each month!


Option 2: Using Flodesk for your Email Marketing

How to Customize in FloDesk:

1) Open this template in Flodesk to start customizing.

2) Update the header with your city name and update any text in "In today's email you'll find"

3) In the intro, replace the photo dump images with images from your camera from the past month. Remember to replace our example text in the intro.

4) New Around Town:

🤖: Research new businesses and new developments recently in [City Name]. Give me 3 of the most interesting for my email newsletter I send to locals in our city. Provide sources so I can fact check. Use the following template as a format:

Title of News: One sentence description here. (Source)

5) Market Update:

Check your local MLS for accurate data for the market update numbers and add those numbers into the following prompt:

Here’s what I’m noticing in our market...

  • It’s currently a [buyer/seller] market because [reason: low inventory, rising demand, competitive offers, etc.].

  • If you’re thinking about buying, now could be a good time because [interest rates, more options, pricing trends, etc.].

  • If you’re thinking about selling, homes are selling [quickly, for top dollar, with multiple offers, etc.], making it an ideal time to list and maximize your return.

6) Events this month:

🤖: Research what events are happening this [Month] in [City Name]. Give me 5 of the most popular for my email newsletter I send to locals in our city. Provide sources so I can fact check. Use the following template as a format. No bullet points please.

7) Insider Insights:

🤖: What’s would a local of [City Name] consider a “hidden gem” that’s relevant to our season right now? Write me 2-3 sentences on it for the “Insider Insights” portion of my email newsletter to my database.

8) Client win of the month:

Showcase a recent review or replace this with a story of how you helped someone recently. Alternatively, delete this section.

9) Link your social media at the bottom

10) Send out your email newsletter! Subject tip: Include a teaser of something juicy included in the subject line to increase open rates. For example... "👀 New Italian spot in Downtown St. Pete?!"


Option 3: Canva Email Newsletter Template

This template was our original monthly email newsletter template, but we have recently transitioned to focusing on other newsletter versions due to email marketing guidelines recommending 60/40 text to image ratio.

This Canva email newsletter is likely to be sent to spam or the promotions tab due to it being all images.

However, many members love it for print or for easy editing with their email service so we will continue updating it monthly!

How to Customize:

  1. Open the template in Canva to start customizing.

  2. Use the Chat GPT prompts below to update the information.

  3. Replace the images with images from C&C's Stock Library.

"The Market at a Glance" page:

  • We recommend checking your local MLS for the most accurate data.

"Events in [City Name]" page:

Chat GPT prompt:

  • Research what events are happening this [Month] in [City Name]. Give me 4 of the most popular for my email newsletter I send to locals in our city. Provide sources so I can fact check. No bullet points please. Use the following format: Name of Event | Date | Time | 1 sentence description

Chat GPT prompt:

  • Fill in the Bucket List for [Month] in [City Name]. Think fun, local activities good for this month. Use the following format: Bucket List Item. 1 sentence description.

"Home maintenance checklist" page: Chat GPT prompt:

  • Update this homeowner maintenance checklist for [Month]. Keep in mind I live in [state]: Clean out gutters to prevent build up. Check windows and doors for drafts and seal as needed. Service your HVAC system to ensure efficient performance. Test smoke and carbon monoxide detectors for safety. Touch up exterior paint or power wash to keep your home looking fresh.

To use an an email newsletter:

  1. Download the pages of your choosing as PNG files

  2. Upload the images to your email provider

To use as a print newsletter:

  1. Download the pages of your choosing as PDF files

  2. Print and mail to your recipients
